Common questions
What is a TitleReport.org report?
It is a Current Owner & Encumbrance report (often called an O&E report). It shows who currently holds title to a property as recorded, the vesting deed, open mortgages or deeds of trust, recorded liens and judgments found against the property and the names searched, other recorded documents such as plats and affidavits, property tax status, assessed values and the full legal description.
Is this title insurance?
No. A TitleReport.org report is an informational records report. It is not title insurance, a title commitment, a title opinion, an abstract of title or legal advice, and no title insurer stands behind it. If you are buying, selling, lending or closing, obtain a title commitment and policy from a licensed title agency or insurer, or hire a real estate attorney licensed in the property's state.
What types of property can I order a report on?
Any real property in the United States with recorded public records: single-family homes, condos and townhomes, multifamily, commercial and industrial property, and vacant land.
How do I search for a property?
Search by street address, or by state, county and APN (assessor's parcel number / tax ID). Investors can paste a list of APNs to order many reports at once.
How much does a report cost?
Reports are $99. Occasionally a property's records can only be obtained in person at the county (“boots on the ground”). If that happens we'll contact you before doing any more work and offer to continue for an additional $100 ($199 total, delivered in 3–7 business days). If you'd rather not, we refund the $99 for that report.
What does “boots on the ground” mean?
Some counties don't publish their records online or by mail in a usable form, so a researcher has to visit the county office in person. When a property needs that, we pause, tell you, and give you the choice: continue for an additional $100 (3–7 business days), or get the $99 for that report refunded.
