How pricing works
Every report is $99. For most properties we can obtain the county records remotely and deliver in 1–3 business days.
When a property needs “boots on the ground”
Some counties don't make their records available online or by mail in a usable form, so a researcher has to visit the county office in person. If your property is one of them, we stop and contact you before doing any further work. You choose:
- Continue for an additional $100 ($199 total). Delivered in 3–7 business days from when you accept.
- Decline — we refund the $99 for that report. Nothing else is charged.
You are never charged the extra $100 without accepting it.

Delivery
Reports are delivered by email as a PDF, with a private download link. Business days exclude weekends and U.S. federal holidays. Delivery times are estimates and depend on county offices and record availability.
