FAQ

Frequently asked questions

Everything about our property title reports — what's in them, what they're not, pricing and delivery.

What is a TitleReport.org report?

It is a Current Owner & Encumbrance report (often called an O&E report). It shows who currently holds title to a property as recorded, the vesting deed, open mortgages or deeds of trust, recorded liens and judgments found against the property and the names searched, other recorded documents such as plats and affidavits, property tax status, assessed values and the full legal description.

Is this title insurance?

No. A TitleReport.org report is an informational records report. It is not title insurance, a title commitment, a title opinion, an abstract of title or legal advice, and no title insurer stands behind it. If you are buying, selling, lending or closing, obtain a title commitment and policy from a licensed title agency or insurer, or hire a real estate attorney licensed in the property's state.

What types of property can I order a report on?

Any real property in the United States with recorded public records: single-family homes, condos and townhomes, multifamily, commercial and industrial property, and vacant land.

How do I search for a property?

Search by street address, or by state, county and APN (assessor's parcel number / tax ID). Investors can paste a list of APNs to order many reports at once.

How much does a report cost?

Reports are $99. Occasionally a property's records can only be obtained in person at the county (“boots on the ground”). If that happens we'll contact you before doing any more work and offer to continue for an additional $100 ($199 total, delivered in 3–7 business days). If you'd rather not, we refund the $99 for that report.

What does “boots on the ground” mean?

Some counties don't publish their records online or by mail in a usable form, so a researcher has to visit the county office in person. When a property needs that, we pause, tell you, and give you the choice: continue for an additional $100 (3–7 business days), or get the $99 for that report refunded.

How long does delivery take?

Most reports are delivered in 1–3 business days. Reports that need in-person county research (only if you choose to continue) take 3–7 business days from when you accept. Delivery times are estimates, not guarantees.

How is the report delivered?

By email as a PDF, plus a private download link. No account is needed.

Do I need to create an account?

No. Enter the property, pay, and we email you the report. That's it.

Does every report contain the same information?

No. Every county records and publishes information differently. Some reports include full tax histories, plats, appraisal-district records and copies of recorded documents; others are limited to what the county makes available. We make every reasonable effort to locate and include all relevant recorded information.

How far back does the report search?

The report identifies the current vesting deed and, where relevant, prior conveyances, together with open mortgages, liens and judgments of record. It is a current-owner report, not a full multi-decade chain of title or abstract.

Can I rely on this report to close a purchase or a loan?

No. The report is for research and due diligence before you commit. Before you buy, sell, lend or close, obtain an insured title product from a licensed title agency or consult a licensed real estate attorney.

Who uses these reports?

Real estate investors, wholesalers, agents and brokers, private lenders, tax-lien and tax-deed buyers, landlords, home buyers and sellers, heirs and estate representatives, and attorneys doing preliminary research.

What if a name search returns people with similar names?

Name-based searches (bankruptcy, judgment, lien) can return records for unrelated people with similar names and can miss records filed under other name variations. Any match listed must be independently confirmed.

Can I get a refund?

All sales are final. Because each report is researched to order, refunds are not available except at our sole discretion. If we are unable to produce a report for your property at all, contact us and we will review your order.

Is my information private?

We collect only what we need to fulfill your order (your name, email and the property) and we never sell your personal information. See our Privacy Policy.
